Plots 8, 9, 10

The February 1857 plot allocation plan shows plots 8 & 9 with Thomas Wood. By August 1857 plots 8,9 & 10 were allocated to the Dickson family and possibly incorporated into their nursery. At some point it appears that these plots became part of the estate of the Rev Algernon Ernest Grimes who owned Upton House - to the west of Upton Park. By this time the land does not appear to have been used as nursery land but rather as paddock with occasional use by horses. In 1925 the Park accounts ledger shows him paying the full Park rate for his 6222 sq yds of land. By 1927 this had reduced to 4813 sq yds by selling land that was substantially plot 10 to Captain Trant of no:9. Trant did not develop this land but used it as an allotment. It appears his daughters sold it post-WW2 for building development (no:44).
In August 1929 a plot of 700 sq yards mainly within plot 9
but with some land
beyond the covenanted area was conveyed to Ernest
Herbert Hardy for the building of no:48. Later that year
a further 142 sq yards to the south was acquired from Grimes
Builders Capstick & Owen had bought up land in the Upton area during the 1930's and built extensively in the Upton and Hoole area both pre-WW2 and post war. They acquired much of the former Grimes estate to the west of the circle and developed the Orchard Close and The Croft. On 6 January 1955 Capstick & Owen conveyed to Hardy for £75 a further 23' of Upton Park frontage and land bordering onto no:44 which was within the covenanted area. In 1953 William Capstick built a home for himself and his family on plot 8. Land he owned adjacent to Redlands (no:54) was used for some vegetable growing but was largely rough ground and used for November 5th bonfire and fireworks.Finally winding up the business in mid-1960s; William Capstick auctioned land straddling plots 8 & 9. It was bought by another builder Dentith who built nos:50 & 52 in 1965.
