The 1857 plot layout shows William Pitt owning plot 30 and William Shone owning plot 22. The 1872 OS survey shows the double property (nos:23 & 25) as Chatham Villas on the 2441 sq yd plot 30 but plot 22 not seperately marked just part of the as yet developed Shone estate. By the 1898 OS survey with the Shone estate developed on plots 18,19,20 & 21; the 2313 sq yd plot 30 is already shown divided into two sub-plots. A conveyance for the double property in 1893 states the ownership of 'that piece of land (now divided into two) situate immediately opposite the said hereditaments ans separated therefrom by a road'. The garden plot was divided and allocated in such a way that each semi property had a ground area of 2337 sq yds.
It is believed that William Pitt had the double villa built either for his own use or for letting. After October 1869 when Pitt sold Millside (no:84) it is not clear whether he lived in Chatham Villas or in no:19. With both these double properties Pitt was establishing the Park in line with his original vision of grand-style housing. The 1872 OS survey shows a drive down the north-eastern boundary of the plot 30 with ,presumably, a stable block in the corner of the plot. By the 1898 OS survey this is shown as part of no:25 - The Limes. By indenture dated 9 Aug 1873 William Pitt mortgaged the full property (nos23 &25) for £1700 to Charles William Duncan - a City of London Gentleman living in Mansion House Chambers. The assumption is that Pitt then became an absent landlord - he is not mentioned in the 1881 census as living in the Park. Elizabeth Earl was possibly a tenant in 1874 and the names shown in the census of 1881 & 1891 are believed to be tenants. In 1886 Arthur Pritchard took a share with Charles Duncan as mortgagee. Arthur died 8 September 1892 By indenture dated 29 November 1893 the property was conveyed for £1125 to William Shone (the 2nd) believed to still be living at Oaklea/Firdene (nos: 66&68). Charles Duncan remained as mortgagee until 1896 when John Griffiths of Hoole - Corn Merchant - and Norris Alfred Ernest Way became the mortgagees. John Griffiths is recorded in the 1891 census as living in Grange House (no:76). William Shone (2nd) died in 1911 his properties passing to William Shone (3rd). While owned by the Shones the two halves were rented out on yearly tenancies. Robert William Hughes is recorded in the 1901 and the 1911 electoral rolls. Reginald and Augustus Hughes are recorded as lodgers. During at least the latter part of this period the other half was let to Mr J Burgess. Harold Sabine acquired the Beeches first and then acquired the Limes on 19 February 1919. The 'over the road' garden of no:25 was sold first to allow the building of the new 'Hawthorns' (no:62) in 1962. The 'over the road' garden of no:23 had apple trees and chickens during the 1950s and Mrs Sabine the owner at the time would not part with it. It was not until after her death in 1963 that Harold Sabine agreed to sell and no: 60 Fosse Way was built.
